Inspections

Once a buyers offer is accepted by the seller, the buyer may have the option to have a trained property inspector do an inspection of the subject property within the time frame that was agreed upon in the effective contract to purchase.
The buyer may elect to have different inspectors inspect the property. The most popular inspections done buy buyers are a general whole house inspection, a Pest Inspection (Wood destroying organism inspection), roof, sewer line, and HVAC Inspections are also popular for determining the condition of the property. If the buyers are purchasing a commercial property, then they likely will need to have an environmental audit done on the site for the lending institution. We can recommend several different inspectors.

Depending on the outcome of these inspections, one of two things may happen:

1. Either each milestone is successfully closed and the contingencies will be removed, bringing you one step closer to the close, or

2. After reviewing the property inspections and the papers, the buyer may reserve the right to request or renegotiation on the terms of contract. Sometimes these negotiates relate to the sales price, a credit towards closing costs, or of course the possibility of the seller making repairs. Lastly, if the inspection contingency has not been removed the buyer has the right to cancel the purchase if they are discouraged by the findings. THE CLOSING AGENT

Once an offer has been accepted a title company and escrow officer will be selected as a closing agent. The closing agent will hold the buyers good faith deposit in escrow and will research the complete recorded history of the property to ensure that the title is free and clear of encumbrances by the date of closing and that all new encumbrances are properly added to the title.
Some properties are subject to restrictions which limit various activities such as building or parking restrictions. There may be recorded easements and encroachments, which limit the rights to use your property.
